What Matters Most When Choosing a Community?

Choosing the right community is about more than finding a beautiful home. Lifestyle, walkability, social connection, wellness, transparency, and the opportunity to experience a community firsthand all influence whether a place feels like the right fit.

ideal-LIVING’s 2026 audience research provides a closer look at what relocation-minded adults value when considering their next community.

What Community Features Matter Most?

When ideal-LIVING asked relocation-minded consumers about important community features, three priorities stood out:

65% — Walkability
58% — Social Opportunities
57% — Wellness
40% — Waterfront Features

Walkability ranked highest, suggesting buyers are thinking beyond the home itself. Trails, paths, nearby amenities, and opportunities to spend time outdoors can all contribute to everyday quality of life.

Social connection was nearly as important. Clubs, activities, gathering spaces, and opportunities to meet neighbors can help transform a development from a collection of homes into a community.

Wellness also ranked highly, reflecting interest in environments that make active, healthy living easier.

Does Community Type Matter?

Not everyone is looking for the same type of community.

ideal-LIVING research found:

34% — Prefer a 55+ Community
22% — Prefer a Multigenerational Community
44% — Have No Community-Type Preference

The data suggests that lifestyle fit may be more important than an age designation for many buyers.

Rather than beginning with “Do I want a 55+ community?”, it may be more useful to ask:

“Does this community support the way I want to live?”

What Builds Trust When Comparing Communities?

Lifestyle isn't the only consideration. Buyers also want confidence in the information they're receiving.

According to ideal-LIVING’s research:

66% — Value Transparent Pricing
58% — Value Testimonials
51% — Value In-Person Tours

Transparent pricing was the strongest trust factor measured.

For prospective buyers, understanding home prices, fees, memberships, and other costs can make it easier to compare communities realistically.

Testimonials provide another perspective, while visiting in person allows prospective residents to see whether the lifestyle presented online matches the actual experience.

What Should You Compare When Choosing a Community?

Before making a decision, consider five areas:

Lifestyle — Does the community support how you want to spend your time?

Amenities — Will you actually use the trails, fitness facilities, golf, pickleball, marina, clubhouse, or social spaces?

Location — How convenient are healthcare, shopping, dining, airports, recreation, and family?

Costs — Are home prices, HOA fees, club memberships, taxes, and other expenses clear?

Community Experience — Can you visit, meet residents, explore the amenities, and experience everyday life before deciding?

The Bottom Line

There is no single community feature that matters to everyone.

But ideal-LIVING’s 2026 research shows that walkability, social connection, wellness, transparency, and firsthand experience are significant considerations for today’s relocation-minded consumer.

The right community isn't necessarily the one with the longest amenity list.

It's the one whose location, lifestyle, people, amenities, and costs align with the life you want to live.
